GHA Communities, known as the desert’s Premier Builder, is leading the way in setting the bar with the buyer in mind to accommodate the lifestyle and needs of today’s modern-day homeowner. There is a new norm – a new mindset in new home ownership, and a prevalent urban shift. The “Home” has a new purpose and serves for many of our daily life functions. It’s now an office, a school, a restaurant, a gym, a playroom and so much more. Therefore, GHA Communities has designed the Montage home plans to meet new home buyers’ expectations and needs.

    Montage Palm Desert is a perfect location, in a very progressive, well managed, centrally located area. The 25-acre canvas is a perfect size community offering two unique series of homes with respect to, lot sizes, square footage, and price points.

    Montage Palm Desert will be governed by a Homeowners Association anticipated to be approximately $223.00 per month at build-out. This would include common areas with new landscape and city sidewalks on Portola Avenue and Julie Drive (Julie Drive will have landscaped median islands).

    Montage Palm Desert will not be gated. As you go through the large welcoming entry structures you’ll continue to a tranquil sitting community park.     Montage Palm Desert will have no Mello Roos or increased hidden property taxes (current city tax rate is 1.2424%). The Buyer will enjoy new sewer and water systems, curbs, gutters, streets with safe interior sidewalks, and all new underground electrical and communications lines. The topography is sloped from southwest to the northeast offering spectacular views to the San Jacinto and Chocolate Mountain ranges. Montage Palm Desert is a “Fee Simple Property” whereby you own your land.

    Montage Palm Desert will offer a total of 63 new home sites.

    The Q Series will consist of 27 homesites with an average Lot size of 8,200 square feet.

    The LX Series will offer 37 homesites with average Lot sizes of 10,000 square feet. All homesites will include Solar and will be walled and service gated with large pool size rear yards to enjoy and create memories.

    There are a total of 27 Q Series homes. This smaller series will offer two main floor plans (Q1 and Q2). This series offers oversized two car garages with an optional third car, optional attached casita with its own entry from the private gated courtyard, and large rear covered patios.  There are three separate plan elevation types: Spanish, Mediterranean, and the popular Contemporary. Q Series homes range from 2,205 square feet up to 2,638 square feet.

    There are a total of 37 LX Series homes. This larger series will offer two main floor plans (LX 1 and LX 2). This series offers oversized three car garages, an optional attached casita with its own entry from the private gated courtyard, and large rear covered patio. (The LX2 plan comes with an optional rear casita, however, it can only be built on specific lots). Included with all LX Series homes will be a Pool and Spa, concrete decking, and rear yard landscaping. There are also three separate plan elevation types:  Spanish, Mediterranean, and the popular Contemporary.  LX homes range from 2,631 square feet up to 3,297 square feet.

    The city of Palm Desert continues to build and design its community to improve the quality of life for its residents and visitors to enjoy. The public-school jurisdiction is Palm Springs Unified School District. There are also several private schools in the area, including Xavier Catholic high school, Sacred Heart K1 through middle school, and Marywood K1–12.

    Palm Desert residents enjoy discounts for golf at the Desert Willow Golf course.  The state-of-the-art Civic Center includes 4 baseball diamonds, a gym, a recreation center, an outdoor amphitheater, a small lake, an aquatic center, several community skate parks, large and small resting parks, children parks, and a 20-acre soccer park. Presently under construction, is a new stadium intended to host hockey games and events, and just around the corner is the famous gem of the desert – the “El Paseo” shopping district, known as the Rodeo Drive of the Desert. Strategically located within the city, are many accessible dog parks. The city leaders thrive to maintain first class services including fire and police protection. Nearby, Eisenhower Health’s award-winning hospital offers first class diagnostic treatment, as well as emergency care from outstanding doctors, surgeons, and medical professionals.
